“Should I send a copy of my tax bill to my mortgage company if I escrow taxes?

We always urge taxpayers to do this.  However, most mortgage companies contact the tax office directly or use a third party to contact us for tax amounts.  This is one of the things that the tax office routinely does “behind the scenes.”

“When are tax bills sent out?”

Generally, tax bills are sent out in late May (due July 1) and late October (due December 1).  If you haven’t received a tax bill by either June 1 or November 1, please call the tax office.

“Has my mortgage company paid my taxes yet?”

This is an obvious concern for any taxpayer who escrows his taxes through a mortgage company.  It is a question that we are happy to answer for any of you:  however, please bear in mind that most mortgage companies make their tax escrow payments to us very close to the due date.  Because of the high volume of tax payments at that time, we may not have all payments processed when you call.  Please bear with us.

“Why are my first and second issue tax bills for different amounts?”

First issue tax bills are always based on the previous year’s tax rate – by state law.  The second issue bill reflects all the changes in the tax rate.  That tax rate is set by the state in September or October of each year, and reflects all the appropriations approved by the voters at town and school meeting, as well as revenues received by the town and school.

“Could you please answer a question about my property assessment?”

We can tell you how much your property is being assessed for.  However, those responsible for doing the assessing can explain how that figure was arrived at. In Nottingham, that responsibility lies with the selectman’s office and the assessing firm that has the contract to perform the work.

“I have a question about current use.”

The current use issue is a complicated one and each situation is unique. Specific questions should be directed to the selectmen’s office during regular business hours.

“If I’m behind in my taxes, can I make partial payments?”

Yes.  I encourage people to make partial payments.  This keeps the interest from accumulating, allows you to reduce your balance, while at the same time providing the town with tax revenue.
